Birmingham-based property investor announces a new lease and doubling of footprint at its Midlands Business Park
- New letting at Quartz Point Business Park
- Briggs & Forrester has signed a new lease for additional office space
- New deal for 5,400 sq ft doubles existing footprint
Birmingham-based regional property investor, Colmore Capital, has secured a new lease at its Quartz Point Business Park in Solihull to current tenant and building services provider Briggs & Forrester Group.
Well established as a leader in the building services industry, Briggs & Forrester Group provides a range of engineering design, consulting, installation, and maintenance services to the construction industry.
The company has occupied space at Quartz Point since 2014 and intends to integrate two adjoining units to deliver a 5,400 sq ft contemporary workspace for staff and clients. The new lease, which has been secured on a five-year term, will support the continued growth of the business in the Midlands region.
The deal was agreed and terms finalised before the accommodation became available, demonstrating Briggs & Forrester’s commitment to Quartz Point and their desire to secure additional space at the Park.
Guy Revell, Investment Associate at Colmore Capital said: “We always seek to build close relationships with our customers so we can work collaboratively with them when an opportunity such as this arises. We knew Briggs & Forrester wanted to expand its footprint at the Park and it’s been great to work with a busy and growing office, especially in what has been a tough period for so many businesses.”
“Our experience to date is that occupiers want a hands-on landlord that listens to them and works to facilitate their plans for growth.”
Key to the group’s expansion was Colmore Capital’s approach to asset management – closely engaging with the occupiers at Quartz to plan their next property steps in advance. This includes a bespoke fit-out of the new office space, where Briggs & Forrester Group will be providing building services and D&B across the Midlands region.
With 10 offices across the UK and an annual turnover in excess of £260m, Briggs & Forrester first established an office at Quartz Point in 2014, when they signed a lease on one of 12 units at the Park.
Adrian Nicholls, Regional Director at Briggs & Forrester Group, said: “The increase in office space is reflective of our regional growth over the past 8 years. Being located at Quartz Point since 2014, we have grown from 7 to circa 90 staff and the resources of Colmore Capital to support this dynamic growth has been crucial. We now look forward to providing our staff with a great new environment to return to the office environment following the recent challenges of the pandemic, in a safe and coherent manner.”
Instrumental to the appeal of the Quartz Point is Colmore Capital’s targeted approach to investment, which has to date seen parking provision almost doubled, a material reduction in the service charge and improvements to communal landscaped areas.
Occupying an attractive location within the M42 corridor, Quartz Point’s six self-contained two storey offices buildings offer open plan, Grade A office spaces between 2,508 and 6,180 sq ft. Its private, green working environment offers ready access to the motorway network and Birmingham Airport and the park has the highest parking ratio of any equivalent office space along the M42.
The park attracts a broad and diverse mix of organisations wanting to take advantage of its prime Midlands out-of-town office location, which is set to further improve with the delivery of the Arden Cross HS2 station less than 500 metres away. Once complete, the site will have a pedestrian walkway directly to the new station.
Guy continued: “A key element of our approach is that we see and treat our tenants as our customers. Through continued communication and collaboration, we deliver high levels of customer service that has a demonstrable impact for organisations such as Briggs & Forrester when considering an expansion or relocation.”
“It’s been very rewarding to support the growth of Briggs & Forrester in the Midlands since they moved into Quartz Point. A new occupier for the park is currently fitting-out Briggs & Forrester’s recently-vacated office and we look forward to continuing to support the growth of UK businesses at an attractive Midlands location.”
